Do not be intimidated – Our form is simple, easy to follow and we’re here to help if necessary.

If a simple Yes or No does not seem to apply, respond in your own words describing the conditions of your building and/or include a picture with your submission.

If not sure how to answer a question, respond with a “?” mark and we will contact you for further information.

Where percentages are required for answers, use your best judgement in determining a percentage for that line item. Your judgement will be close and differences usually will not have a marked effect on the final Valuation.

When entering information below if your typing has exceeded your visible character limit the typing will still be available to Tudor when reviewing your form.

  • Building Ownership

  • Building General Information

  • Note 1: Height per storey is the dimension from the top of one floor to the top of the floor above or the underside of the ceiling if no floor above. If simpler, provide total height from top of 1 st floor to underside of roof.
  • Note 2: Supply building width and length only if building is square or rectangular in shape throughout all floors. Otherwise, supply the building total square footage for all floors except the basement. Do not include any mezzanines

Note 3: See Appendix A for samples of tenant (occupant) types. Alternately, use your own words to provide this information. Indicate your estimated percentage space for each type of tenant if building not one tenant (occupancy)

Note 4: How does your building compare to other similar buildings in your area? (Not quite as good) (Average) (Better) (Much better)

  • Building Substructure

  • Parking Structures

  • Structure

  • Note 5: If your siding does not appear to match any listed type, please describe your siding to the best of your ability. If there is more than one type of siding, list each type and your best estimate of the percentage of each.
  • Mechanical and Electrical

  • Note 6: Plumbing fixtures include toilets, sinks, tubs, separate showers and hot water heaters.

    Note 8: Not Used

Note 7: If fully sprinklered indicate as 100%. Wet or dry sprinklers are not shown separately. If building not completely sprinklered (e.g. only a mechanical room or garage is sprinklered) indicate the extent of the sprinkler system as a % below 100.

Note 9: Make-up Air is usually for larger buildings and supplied by a special unit on the roof or in the mechanical room.

  • Interior Partitions

  • Floor Finishes (Note 10)

  • Note 10: Estimate the percentage of each finish relative to the building total square footage (e.g. carpet 10%; vinyl tile25%; Exposed Concrete 65%) or list the rooms with each type of floor finish (e.g. corridors are sheet vinyl; offices are carpet).
  • Ceiling Finishes (Note 10)

  • Mezzanines

  • Note 11: The term “Wood Frame” defines the support structure for the mezzanine. A finished mezzanine refers to one with partitions, floor and ceiling finished – usually an office or staff area. Enter total square footage for all mezzanines. Unfinished refers to mezzanines with minimum or no partitions or finishes – usually used for storage or mechanical rooms.

Note 12: The term “Steel Frame” defines the support structure for the mezzanine. A finished mezzanine refers to one with partitions, floor and ceiling finished – usually an office or staff area. Enter total square footage for all mezzanines. Unfinished refers to mezzanines with minimum or no partitions or finishes – usually used for storage or mechanical rooms.
